What a partition wall is

A New Wall, Built to Look Like It Was Always There

A partition is a non load bearing wall built from a timber or metal framework, boarded on both faces and then finished. It carries its own weight and the weight of what is fixed to it, but it does not hold up the structure above.

It is how most rooms get divided, how a walk-in wardrobe or en-suite gets formed, and how an awkward layout gets corrected. The framework decides everything: if it is set out square and plumb, the finished wall looks original. If it is not, no amount of finishing will hide it.

From prep to perfect finish

Our Partition Wall Process

A partition is a setting-out job before it is anything else. This is the order followed on every wall.
Step 1

Set Out & Protect

Floors are sheeted and the area cleared, then the wall line is marked out on the floor, transferred to the ceiling and checked plumb. Door positions, fixing points and any services in the way are agreed before anything is fixed.

Step 2

Build the Framework

Head and sole plates are fixed, then studs are set at correct centres with noggins added where boards will join and where heavy items are going. Openings are framed at this stage rather than cut in later.

Step 3

Board, Finish & Clean-Up

Both faces are boarded and fixed off, corner beads fitted, then the wall is taped and jointed or skimmed to the finish agreed. The site is cleared down and offcuts and waste taken away.

A partition can bring back a defined space without closing the whole floor in, and it can be built partial height where that suits better.

Pipework, Boiler or Stack on Show?

Boxing in and bulkheads tidy away the things you do not want to look at, built square so they read as part of the room.

Doorway in the Wrong Place?

An existing opening can be closed up and a new one formed elsewhere in the same wall, then finished so the change does not show.

Wall Too Thin for Fixings?

Building a wall out gives you the depth for shelving, a wall-mounted TV or recessed fittings, with noggins built in where the load goes.

Sound Carrying Between Rooms?

Insulation can be built into the framework and the boarding specified accordingly. This is quoted as an addition so you can decide whether it is worth it.

Do I need permission to put up a partition wall?
A non load bearing partition in an existing room is usually straightforward, but requirements vary depending on what the new space is used for and how it affects things like escape routes, ventilation and light. Check with your local building control if you are unsure, and always check your lease if the property is leasehold.
Yes. We hold an NVQ Level 2 in Plastering and a CSCS Blue Skilled Worker Card. Both can be shown on request.
Removing a non load bearing partition and making good is straightforward. If the wall is holding something up, that is structural work and needs a structural engineer and building control, which sits outside what we do.
It is not always obvious, and it is not something to guess at. If there is any doubt, a structural engineer should confirm it before anything is touched.
Timber is the usual choice in homes and takes fixings easily. Metal is lighter, very straight and often suits longer runs or commercial work. We will recommend whichever suits your job and explain why.
Yes, provided the fixing lands on a stud or a noggin. Tell us at survey stage where heavy items are going and the framework can be built to suit.
We frame and line the opening ready for a door. Supplying and hanging the door itself, along with architrave and skirting, is normally handled by a joiner and is quoted separately.
